Licensure
To become a licensed appraiser, you must:
- Take the state licensing exam.
- Get a certain score on the exam. This depends on your education level and experience as an appraiser or real estate professional. If you have an associate degree in real estate appraisal or an equivalent field, for example, and less than three years of experience working as an appraiser or real estate professional, you’ll need to score at least 70% on your first attempt to pass; if you have a bachelor’s degree in real estate appraisal or equivalent experience but no higher education degree related to appraising property values (for instance, if this is your first job after graduating from high school), then you’ll need 90% or higher on each section of the test. You can retake any section within three months after failing it once without penalty—and one more try would count towards these attempts toward earning license certification two years later than expected because only three tests are allowed per year regardless of how many attempts are made during that timeframe (although remember that retaking any given section counts towards those allowable three attempts).
